Our agreement
All applications are subject to these terms and conditions.
We (Property Tax Agency / PTA) will:
Use public records, customer confirmed or supplied data, custom software, datasets, and algorithms to research, prepare, and file petition to Board of Assessment Review, or its successor(s), and if necessary, Small Claims Assessment Review.
Act as sole representative to negotiate, and appear at any hearings, or conferences, as necessary.
Make all reasonable efforts to inform you of any negotiated offers of settlement; nevertheless you authorize PTA to fully negotiate any final settlement on your behalf.
Provide documentation of any assessment reduction, as well as information on how our calculations can be confirmed.
You (Applicant) will:
Pay no fee. Nothing. If there is no reduction in your assessed value.
If successful, pay a fee equivalent to the reduction in assessed value caused by the process initiated by PTA multiplied by the 2025 School Tax rate for the property, prior to / regardless of exemptions or phase-ins.
Provide any requested documentation and information to support valuation claims.
Pay on time. All PTA invoices are payable over 90 days, in 3 monthly installments - 50%, 25%, 25% with no fees or interest. After 120 days from initial invoice date, 1% interest per month may be applied to any balance. Reasonable collections and court fees may be applied to balances due more than 180 days past initial invoice date.
Important Details
- Eligibility
- Only: 1. A person named in the records of the Suffolk County Clerk as a homeowner 2. That persons authorized agent 3. A person who has contracted to purchase the property 4. The estate of a deceased homeowner is eligible under law to receive a tax assessment reduction and a property tax refund. If you are not in any of these categories, you will not be able to receive a property tax refund and should not sign this agreement.
- Sale Does Not Void Contract
- You are entering this contract, not the titular ”homeowner” - you are responsible for getting the new owner to assume this agreement, an assumption form is rovided when you sign up.
- Cancellation
- At any time within 3 days of entering into this contract, you have the complete right to cancel the agreement via written notice to Property Tax Agency LLC
