Ranking by Percentile
All properties can be ranked by percentile for just about any quantitative metric‐ at the Town, School District, and even arbitrary neighborhood areas down to 300m2.
One common implementation of this measurement is by ranking an area's Median Percentile Rank to another, in this example we will look at the Median Town Assessed Value Percentile Rank at the School District level.
Every property is ranked by Assessed Value within the Township, then calculations are performed against those rankings for a defined area.
Median Percentile Ranks
A measure of the average (Median), or middle value, of where the properties in an area rank in terms of Assessed Value within the Town.

A Tale of Three Towns ‐ Sachem School District
Sachem Central School District is a large district, which has properties in 3 separate Townships : Brookhaven (65.7%), Islip (29.5%), and Smithtown (4.7%).
It can be instructive when School Districts cross Town borders, comparing individual valuations where these regions meet as well as aggregated data.
This one centrally located district ranks range from the 28th to the 63rd percentile in terms of Median Town Rank for Assessed Value ‐ a significant difference but the relative sample sizes should be noted as well.
