Assessments, and Grievances, are performed at the Town level, and are used in determining your Property Tax total, including your School Taxes.
Property Tax Grievance Service Includes
In‐depth analysis of the public Property Tax Rolls, recent sales data, and real estate market trends, using proprietary systems to ascertain the accuracy of the Property Tax Assessment.
Preparation of paperwork and filing of the complaint with the Board of Assessment Review, and if a Small Claims Assessment Review filing is deemed necessary, the Courts.
Appearance at any conferences, settlement negotiations, or required hearings, as necessary.
Negotiation of final settlement; making all reasonable efforts to convey any settlement offers received.
Completing and filing of any forms required by the County Treasurer for issuance of tax refund, when applicable.
Service Fee Schedule
$100 Research Fee if a grievance is filed. Regardless of outcome.
Successful grievances: First Year's School Tax Savings
Research fee is waived for properties we market to; we already did the work, it's a sunk cost.
Savings is equal to the reduction of assessment resulting from the grievance process initiated by PTA, multiplied by the school tax rate for the property for the first affected tax year, prior to‐ and regardless of‐ any exemptions or phase-ins.

Property Tax Agency only directly contacts property owners that have been determined via data analytics may need our service, which is typically less than 4% of all properties in the County in any given year.
We target about 1 ‐ 3% of Suffolk County property owners for Property Tax Grievance Services, with candidate properties and regions dictated by data analysis depending on local market conditions and Levels of Assessment.
How are Customers Selected?
Using publicly available information, in addition to bespoke models and datasets, which are analyzed using custom‐tailored proprietary analysis software and algorithms developed by PTA.
The purpose is to identify properties which meet certain conditions that indicate a likelihood of overassessment of property values for tax purposes before spending money on marketing.
